Windows DoorsNow is the time to release the hold on delivery of windows and doors for the flip. You have already picked them out even before you made an offer on the house. Then subtract the price for standard windows from the price for custom windows to calculate how much money you will loose on the flip for windows.Windows must be installed before exterior siding can be reworked, before painting can begin, and before interior wall coverings can be completed.Installers of windows must be observed to insure that they insulate around each opening, and make sure they caulk around each exterior joint. Each window should be checked by someone to make sure the function is smooth. The same for doors. Make sure the door operates properly with the correct swing. Locks should work easily.But most buyers of a house will have the locks changed for security. So do not get too attached to the job keys. They are temporary. Advise a home buyer of the name of a locksmith to re key all the exterior door locks as a condition of the sale. You can arrange to pay for this in advance. This is a good selling point which is not expensive.Hardware for doors should be readily available to a buyer. Top of the line is not essential. Buyers who will notice the difference are few and far between. They can easily upgrade should they choose to do so.
