Roof Fascia Soffit
Another weather dependent aspect of a flip is roofing, fascia and sofits. So
as soon as you are the owner of the house, call the roofer to get them busy
doing what ever you planned to do. Often there will be rotten wood near the
edges of a roof and in the valley areas. Give the roofers time to do a good job.
Further, there may be rain that finds its way into the house. So no real
interior work beyond demolition can be started until the house is dried in.
This means the roof needs to be complete early in a flip.
There is a general rule to allow a house to settle about a
week before windows, doors, drywall and cabinets are to be installed after a new roof
is complete. This is to
reduce the possibility of misalignment and cracking due to all the weight on the
roof putting pressure on posts and beams throughout the structure. So starting early
on this aspect will be a good idea.
Simultaneous work of many trades will not be a problem except for parking cars. Make an effort to avoid
a parking problem. There may be a parking
lot near by where the workers can park then car pool to the job. There have been
times which my workers could not park at the job site. I had to pick them up and
take them to the job site. This can be a problem when tools are needed
throughout the day.
All of this takes planning. Really, the profit from a flip is mostly for planning
well. If the plan is great, the profit will be, too. If the planning is poor,
the profit will be as well.
