Plumbing Rough
Notify the plumbing contractor to begin their work a few days after the rough carpenters begin
to work.
There needs to be some overlap on the job when these two trades can work
together. Portions of walls may need to be removed then replaced, flooring may
need to be removed then replaced, and support material may need to be added.
The plumbers will probably need to make a mess of your flip before it gets
better. If you have plans to relocate or add new bathroom or kitchen aspects
which need water, drains, and vents, allow enough time for the work to be
done. Rough plumbing involves removing old stuff and putting new stuff in its
place. Sometimes portions of walls and floors need to be removed to access the
plumbing. This takes time and coordination.
If your flip is a two level or more house, plan on quite a bit of removal
and rework.
Although the plumbing code requires venting of main lines, consider adding
vents where they can be added in addition to the minimums. Another matter to
discuss with the plumber is to add expansion chambers at each faucet location on
both the hot and cold lines. This will prevent the slamming of the water lines
when no expansion chambers are present.
If you have purchased an older home with galvanized water supply lines and
black soil pipe drains, be prepared for the removal and replacement of all of
them. In the inspection process these water lines may have looked great. But
once a plumber tries to add to these lines, problems will always follow. This
means expense will be added to the flip. Do not be surprised if there are extra
charges above the contract amount which will occur due to problems in the
existing lines.
