Depending on your talents, you may want to market the house for sale with or
without a real estate agent. This is a part of your plan from the beginning. So
if you plan to list the house with an agent, get them over to see and list the
property. Plan an open house. Advertise with signs. Do what ever you plan to do
to sell the house.
If you are selling without an agent, make sure you have a title company
lined up for the closing. Make sure you have several buy-sell agreements which
are approved by the real estate officials for your county. Prepare a flyer, get
the house listed on the internet, and prepare for a wait until the proper buyer
comes along.
Contact the bank where you have the mortgage. Tell them the house is ready
for sale. Have them come over and look at it.
Have your insurance agent look over the property to adjust the insured
value.
Make a video of the house, both inside and outside, for record keeping purposes.
Make a few copies which you can send out to out of town prospective
buyers.
Make calls to get the house noticed. Tell your friends. Ask for help from
any one and everyone to get the house sold.
Tack up flyers everywhere there is a public bulletin board. Pay for an ad
now and then in advertising magazines for houses.
