Exterior Paint
When the roof is complete, the fascia and soft are done, and all structural
changes are complete, which follow through to the exterior, it is time to notify
the painters to get to work. If you are providing the material, then paint color
choice is the greatest task you will have.
One way to make sure you have picked the correct color for the house is to paint
a 4'x4' area at the back of the house with each of the possible colors you are
considering. Seeing the paint on a house, after it has had time to dry, will
help you choose the right.
These large color swatches will evoke opinions of others. Listen to them.
After a while, you will have the right color chosen.
Painters have quite a bit of preparation to do to an existing house before
painting can begin. In fact, the prep time will be greater than the time needed
to paint. So when windows are in, doors are done, and siding is complete,
schedule the painter to start work. Perhaps there may be work on a deck or porch that needs to
be completed by the carpenter. No problem. As mentioned above, painters need more prep time to get
a house ready to paint than they need to actually paint it. So all the carpentry
work does not need to be completed before the painters begin their work. Learn
to love overlap. Simultaneous work is a beautiful thing.
A tip on exterior paint is this: Plan on an undercoat and a cover coat
rather than two coats. Undercoat will go a long way to making the finish coat
look better than just two coats.
On a flip try to avoid harsh colors. Look to the houses in the neighborhood
as your pallet. Also avoid making the house more than one color. If you are
crazy about having the trim a different color than the house, do this:
On the way home, stop by a paint store. Buy a few gallons of paint. When you
get hone, paint your own home a few different colors. But leave the flip to be
one color. The new owners can have the paint changed and the trim what ever
color they want. In fact most people have a house repainted not long after then
move in. Why waste money on a different color paint for trim? The cut in cost
for trim will
raise the price of the flip.
