Concrete Work
If concrete work is part of your scope of work, now is the time to get it
underway. Provided the locations for concrete work will not interfere with other trades, contact
your concrete contractor to have sidewalks, retaining walls, and driveway work
done now.
Try to schedule the concrete work when there will be the fewest workers on
the job from other trades. Concrete work needs to be done well in advance
of sod and other landscape work.
The form work for concrete work will take time. The actual pouring and
finishing of the concrete will be quick. Then the clean up and rework of
landscape aspects will be time consuming.
Hopefully the contractor you have selected for this phase of your flip will
leave the job site free of forms and chunks of concrete. Often in the process of
laying down concrete, there are areas which get dumped on that are not intended
to have concrete. Be sure to hold the check for the concrete work until the worksite is
free from large chunks of concrete which are not part of the plan.
Also, instruct the driver of the concrete truck on where to place the
clean-out material from the truck. You do not need a puddle of concrete washings killing
grass. Removing concrete after it is hard is a very difficult job. Arrange for a
place for the truck driver to clean the truck that will not ruin your lawn. In
discussions with your concrete contractor, make sure he knows of your concern
that the truck not be cleaned out on the lawn.
