Carpentry Trim

The building needs to be able to be made secure before beginning carpentry trim. This means all doors and windows must be able to be locked. You can also make a call to the local police to ask for a drive by in the early morning hours to check your job site. Thieves work in the early morning hours or in the middle of the day. Be ready to experience a break-in. Stuff happens. So if kitchen cabinets are screwed together and screwed to the walls they are harder to steal.

The scope of work and specifications are very important at this time.

As the coordinator of the flip you need to be on the job every minute. The priority of work is to make sure all material is delivered when needed, is correct, and is identified as to where it is to be installed. Laying out the material in the appropriate location will save quite a bit of time.

So what is needed? Well check your material list. Coordinate with the trim carpenters. Ask them what they plan to do and when they plan to do it. You should be the gopher for material. Do not let your high priced talent go to the supply house for anything. You do it.

Order delivery of interior doors and casements, crown molding, kitchen cabinets, vanities, baseboard, and other wood trim needed for windows and cabinet areas.

But order only what is needed unless you plan to sleep on the job to keep guard. If you have problems with theft in the night, you may want to consider hiring a night watchman while there are many loose items in the house. Or find someone who will sleep at the house with a TV on. Anything may deter a thief.
