The price of every item you plan to use in the flip needs to be detailed along with the description, and source. Use your specifications as a reference. Include delivery cost, tax, and even shipping. Insignificant items which you will use should be included like cleaning supplies down to the paper towels, soap, and even toilet paper for the crew. Do not leave anything off.

Include part numbers, telephone numbers of suppliers, and any other detail which will be helpful to you when you make the purchases. You will need accuracy here to develop the final financial projections for the flip. Leaving out a ton of stuff may make the flip seem more profitable. But you will only be fooling yourself.

Security is a problem on every job site. There is the likelihood that material which you need to complete a task may be missing when you need it. So order material just in time to install it. And then only order material for use that you need. Extra material is a tempting target for a thief. Certainly do not order items like appliances until you can secure the structure so no one can enter once these items have been delivered.

One time I remember working extra hard to get as model home ready for the week end open house. Every trade worked feverishly to ready the home. We did not leave until every aspect was complete.

The following Monday morning I happened to drive by the model and saw a ton of security vehicles around it. Being a curious sort of person, I went in to see that the home had been stripped. The cabinets, the appliances, even the carpeting was gone. Someone over the weekend had backed a large van up to a door and loaded all the contents including furniture brought in for the open house.

Sure the doors were locked. Sure there was security everywhere on the project. Yet there was enough time to remove all the contents and never get caught. This is kind of a heart breaker if the stuff is yours. Make sure you guard against theft in any way that you can. Toward the end of the project you may want to consider having someone stay at the house all night with the lights on and TV playing.
