Independent Inspection Report
When you have narrowed the list of possible properties down to two, it is
time to pay for an independent inspection for each property. This couple hundred dollars spent
will be well worth the cost. An independent inspector will issue a report which can be
a selling feature when that time comes. Be sure to have a reinspection if you do
buy a house and make the repairs. This will tell a home buyer that you have complied
with all the inspection deficiencies noted during an independent inspection.
This will add value to the flip.
Be sure to verify that you do not have a house under consideration that may
contain asbestos. If the home is older, and you plan to make remodeling changes
which could result in the removal of wall surfaces and flooring, be sure there

Estimates from building contractors for the major repairs you do not plan to
do yourself will also be another layer of inspection. A contractor may see
aspects you did not see, and aspects an independent inspector did not see. At
this stage of the process you will need all the help you can get so you do not
make a mistake.
