Identify Buyer Type
For each property, identify who you think will buy the property. This will
form the focus on what you do to a property. If the property is intended for a
single person or a retired couple, there will be no reason to reconfigure walls
to make extra bedrooms as there would be if the property is identified as
appropriate for a growing family.
So your prospective buyer could be:
a single person
a working couple
a retired couple
an empty nester
a single parent family
a growing family
a newly married couple
The list could go on and on.
Well, you get the idea. The importance of this aspect of your investigation
will show itself when considering the scope of work to complete before sale. You
will need to think about what to do to the flip with a specific buyer in mind. Admittedly
you will not know the buyer, but look at the neighborhood. Who lives there now.
Take this as an indicator of who will want to buy your flip.
