Contractor Proposals
Time is needed to gather all the details together by a contractor to provide
a cost estimate for a job. As the person selecting a contractor, you need a
written proposal from each contractor which details the work to be included in
the price. This is needed before the work can begin.
If you are so foolish as to turn a contractor loose without a firm contract
of what is to be done based on a list of specifications, then watch out. You'll
likely get hurt financially and hurt in your time line.
You are to provide guidance on what is to be done by each contractor. Some
language is needed to limit the amount of work done outside the contract before
an extras charges list is produced.
Avoid extras. They are never cheap. And no one likes extras. You might think
a contractor likes extras. You would be wrong. More money is lost on a job
through extras that are never paid for, because there never was an agreement as
to the cost, than the actual work itself.
There is a type contractor who loves extras. It is the contractor who will
give you a very low contract price without specifications. Then when it comes
time for the final bill, you will be asked to pay for many aspects of the job
which you thought were included in the original contract. That's why a contract
must be details.
These contract amounts will form the backbone of your financial plan. So
work on getting these proposals as close to your specifications as you can.
