Window Treatments
Take a lesson from new home builders on this topic. Do not even consider
adding draperies, blinds or other window coverings which you feel would be
great. Every buyer will have a different idea of what they want. Buyers are
familiar with the process of calling local companies to install what has been
selected after the closing. Let them have the fun of picking out what they want.
And let them have the expense.
So resist the urge to decorate the flip.
I realize there are two school of though on this matter. I do not know why
there is such polarity on decorating a house before showing it. But there is.
Here are the two sides. One side says do not decorate before sale. The other
side says decorate the house to sell. Where you fall on this division is your
decision.
I will tell you what I think and why. I do not think there should be any
decoration added to the house you flip. You have spent quite a bit of time and
money to make all the walls, carpeting, appliances, and fixtures look great. Why
spend part of your flip profit to cover over these shining assets? I see
decoration, furniture, window coverings, and wall hangings as a way to cover
over a defective house. For example, if furniture is placed all around the
living room, how will a buyer know that there will not be furniture marks on the
carpeting? They won't. But if there is no furniture in the living room, they can
observe that the carpeting you installed is new, and has never been lived upon.
That should be worth a premium when selling.
Same with draperies. Any window coverings at all will reduce the natural light
in every room. So why reduce one of the greatest assets of a house: natural
light? No, window coverings are not a desirable addition to a house.
But then this is America and each flipper can determine what they might want
to do or not do in the way of staging a house with interior decoration to sell.
Every house can not be flipped by
every person for a profit every time.
