Water Heater

Depending on the fuel source, water heaters are easy or difficult to replace.

Every water heater installed on a floor where there is furniture and/or cabinets needs a drain pan so that if there is a leak, the water will go to a drain or to the outdoors. I bet you have never seen this part of a water heater. Well ask around. And if you plan to install a water heater or any type on a floor above other living areas, then this drain pan is crucial to the installation.

Gas - Natural or bottled gas water heaters need to be vented properly to minimize the intrusion of carbon monoxide in a dwelling. This is not a job for a do-it-yourselfer. Call in a specialist. These days when you purchase a water heater, the home improvement store typically offers installation for a fee. Jump on this since it will be done on a specific date and will carry a guarantee which you can pass on to the person who buys your flip.

Electric - If the water heater is electric, make sure the installer selects the proper overcurrent protection. Make sure the correct wire size is used. An electric water heater does not need to be vented. But there will be a need for a pressure relief value which is piped to a drain or to the outside. This is another job which is probably best left to those who do it every day. Ask the store where you buy this item if they have an installer than can do the job. Then let them.

Now to replace or to repair looms as a big question. Normally if a water heater is twenty years old, it is at its end of life. Or if there is evidence that the water heater has been leaking. In either of these cases be sure to replace it before attempting to sell the property.

Make sure pipes near the tank are insulated.
Check the location of your heater. In northern regions, heaters located inside the house are ideal.
Check the Energy Guide label. It will estimate how much energy your water heater will use in a year.
Look for insulation jackets wrapped around older water heaters.
Check for an insulating "bottom board" under the water heater.
Look for a natural gas water heater. They are usually less expensive to operate.
