If there is a pool on the property you are considering, there may also be a screened enclosure. If the aluminum structure seem to move when you try to rock it, then plan on an expensive repair. If the screening material looks new. But if it is cut, torn, or missing, plan for a huge expense. This is a hidden money pit waiting to grab your check book and not let go any time soon.

Do not guess that a couple hundred dollars will fix a screen enclosure. This is an area that needs an expert to give an estimate for the repairs.

There is often a long delay in getting screen enclosures installed or repaired. So when you get your estimate, also ask when is the soonest that the work can be done. Be sure to add a completion penalty clause to the contract. Just write in something like, if the enclosure is not completed and passes inspection by a certain date, there is penalty of twenty-five dollars a day.

You do not want to own the flip forever. So make sure the scope of work you select will fit in the time you have available to flip.

Every house can not be flipped by every person for a profit every time.
