Every house has a roof. Every flip needs a very good roof. If repairs or
replacement are needed, get estimates. The cost must be based on estimates from
licensed contractors. A guess will not do. The price variance is huge from one
contractor to another. The cost of a roof will be a good investment if there is
any question about the condition of the existing roof.
If repairs are needed on a roof, resist the urge to do the repairs until you
have obtained the price for a completely new roof. You will get all your money
back that you invest in a new roof. You won't make much of a profit on what you

gravel coating is not worth the effort. These are found on back porches, mostly.
Demolition may be the proper fix for any flat roof over a porch.
If a structure you are considering has a flat roof, don't stay on that site
more than the time it takes to get back to your car and leave. Cross that
address off your list. Leaking flat roofs cause more internal problems to
structural elements than anyone can figure. Walls are damaged, mold forms, and
carpeting can be discolored.
