Electric Service

Homes of today need an electric service which is made up of circuit breakers. If you are considering a house to flip that has fuses, then plan for a service change. This can take two weeks for the permit process and two days to complete. The cost will be substantial. But consider this. If the house has fuses, then there will be other problems with the house which will need to be reworked.

If you are planning a gut of all interior walls, then the best procedure is to have new wiring installed for the entire house. Avoid patch work here and there. Rewire the entire structure. A new wiring job will be an excellent selling point.

If you are not planning to remove all the interior drywall and plaster, then do what you can to install new circuits from a circuit breaker panel to each of the major electrical loads. This rewire should include the heating and air conditioning system, water pump, water heater, dryer, washer, bathrooms, kitchen, and range.

Be advised that although the United States follows the National Electrical Code, each municipality has distinct rules which may increase or decrease the requirements of this national code. The only wan to be sure of what will be required is to meet with an electrical inspector and electrical contractor. Electrical wiring is not a matter left to a brother-in-law or neighbor.
