Doors
Allow enough in your budget to install heavy, new, beautiful front and back
exterior doors on your flip. Have the doors installed by a carpenter that can do
a perfect job. Everyone who visits the house will go through one or both of
these doors. Make sure that if they open or close them, they get a good feeling.
Just like a car, if a door does not shut properly you feel there is
something wrong with the car. So to with a house.
Interior doors can cost less. But they should never be the hollow core type
which cost less than $20. Installation of a $100 interior door will be the same
as the cost for a $20 door. It is much better to have great doors than cheap
doors.
Avoid replacing doors that work properly just because they are original or
old. If a door works properly, and the hardware is functional, then try to keep
it.
Bifold closet doors are the pitts. They always seem to stick. They never
close just right. And they are very difficult to paint. So where ever possible,
try to install ordinary doors on a closet rather than bifolds. Oh, and the
morrired bifolds are even worse. They are heavy and difficult to get to work
perfectly. I don't think I ever operated a mirrored bifold door that felt right.
Plus they can break.
Carpet installers do not like them, either. And painters go nuts with bifold
doors. Look for your painter labor charges to go up when bifold doors are
installed on the job.
A cleaner job will be with an ordinary 36" vented half louvered closet
door than with any bifold door ever made. The carpenter will be pleased. The
painter will be happy. The carpet installer will be happy. And you will make
more money on the flip.
Every house can not be flipped by
