Built In Cabinetry

Every flip needs a pantry somewhere near the kitchen. Buyers go nuts over a walk in pantry. Take the square feet away from the kitchen, if necessary. About the only square feet people will not trade for a pantry is the master bathroom.

If a flip has existing built in cabinets of any type, try to save them. Replacing trim around built in features is very expensive. If the flip you are considering has hardwood flooring, then never ever jump to any conclusion which means the floor will have to be redone. On a recent job I notices several built in cabinets had been removed to make a bedroom bigger by about 24 inches. Yet the floor was mutilated under the walls where the hardwood didn't go. The cost for this repair was probably eight hundred dollars and when done, I saw it, it looked chopped up. The added couple feet was not worth that hacking out of built in cabinets.

Bay windows often have a storage cabinet at the base of the window. Leave it. Paint it. Replace any damaged wood. But keep it. Cabinets like this were installed to make the job easier to complete. Learn from the original installers. Leave this sort of cabinet be.

Garages are another area where shelving and cabinets may be installed. Leave them. Spray paint will work wonders to quickly improve the look and even use of shelving and cabinets in a garage or laundry room. Try to use semi gloss for ease of cleaning.

Corner cabinets are another feature people like to see. Unless the corner cabinet you have is totally beyond repair, leave it along. Resist the temptation to knock it out. Think of built-in features as an asset. You wouldn't throw a hundred dollar bill in the dumpster then pay three hundred dollars to fill the spot where it was. Why do that with a corner cabinet, for example.

If anyone says the feature is dated, well what was so bad about the past. Why do we have to hack away at anything that is older than yesterday? Save money on your flip. Keep these features.

Every house can not be flipped by every person for a profit every time.
